Using an estate agent to buy or Sell home
Estate agent is like an interface between the two parties willing to buy or sell your home. They are facilitators, usually estate agents work with sellers not buyers but definitely it is not an obligation, they do work for the buyers. It is also possible to buy or sell the property without involving agents but lots of you burden is lessen by involving an agent, with off course little payment as their fee.
However you must carefully decide about that fee/charges that will be applicable in case house is sold or bought. You must either decide the exact amount that will be paid to agents or make a decision at the percentage given to agent as commission after work is done. If they ask for additional charges i.e. charges for surveys or for advertising. These charges must be discussed before proceeding. Also the time and the mode of payment should be discussed in advance.
In order to facilitate the seller they advice on prices in contrast to current market rates, advertise the property, negotiation between buyer and seller also they handle surveys and convince the buyer. Always keep in mind that if you have able and willing buyer don’t compensate on price, in some cases agents can even claim commission from buyers under buy my home conditions in helping them to get a home at concession in price. For home buyers estate agents mostly work commonly when they are part of any organization or linked with some institute i.e. bank, housing society. One should be fully informed about the agent’s interest rate while going for buying. Agents in buying are only concerned with doing the most suitably big deal. It is very important to be careful while buying then selling.
One must be sure of the ownership of the house he/she is going to buy, verification of property documents. Make sure that if u make an offer to seller, through estate agent it should reach them in same amount, if possible do it in written. Everything in buying a house should be in written for, if offer is accepted do no forget to get proper statement about initial deposited amount.
